M iHE propriutor of this tuwu-site otfei-h the same to a
disuriniiiiatiiig public with the full conviction of its
natural advantages and superiority of location in a com-
mercial as woll as geographical point of view. This town
Wds laid out at an oarly date in the settlement of the coun-
try, but owing to the death of the urigiual proprietor and
the del.iy consequent upon selling the estate, together
with tho commotions and disturbances of the country du
ring tho late revolution, the present proprietor has not
thought fit heretofore to offer the same to the public, be-
ing fully confident that its superiority of location would
at ail times be a guarantee for its final success. This place
is situated on the west bank of the Brazos river, in the
timber about four hundred yards from the prairie, on a
high and beautiful bluffbank, at all limes entirely above
uie nigucst rise oi me river e-.er kuuwii, aim eAiuiiuiuy
thus, perfectly frco from inundation, for two miles upon
tha river; at tne extreme neaa oi uue water ana steam
boat navigation at the lowest stage of the river SO miles
fiom the Gulf. This town is in the midst of the Live Oak
region of Texas, and surrounded with the moist beautiful
groves of that beautiful timber of any point or section of
tho country. The prairie bchind'it opens to the ban Ber-
nard on the west to the country above and to the Gulf-
giving, at all times, an almost un imited prospect over one
of the most beautiful and luxuriant prairies of verdant
bloom that the eye ever beheld. Monticcllo is at all sea-
sons fannea by an unbroken sea breeze, producing unin-
terrupted health; tha finest of water can be here obtain-
ed in tho greatest abundance by digging, as it is well
known that in this region springs do not abound, owing to
th unbroken level of the country. On Cow Creek
near this place is the finest of building timber in large
quantities. This place is in the richest farming lands in
Texas, and surrounded with farms in the highest state of
improvement, and peopled with an industrious and enter-
prising population where the merchant can find ready
sala for his goods and the mechanic for his wares. It is
at present even the centre of a most flourishing and rich
ag well1 as' populous section ot this ueautilul country. Its
reorr&phical location is about equi-distant between Volas-
co amd San Felipe botween Matagorda and Houston
and from Galveston to Columbus f by passing through
this place, from ctheir Matagorda or Columbia to the cap-
ital, tho .distance is shorter by 10 iiiles than any other
route.., Tho proprietor intends immediately erectinga saw
mill, for the benefit of the place, near the town. To mer
chants, mechanics, and professional men, who will imme-
diately improve the same, the price ui lots i!l Luinude
an object worthy their particular attention. The river is
narigablo for all vessels that can cross the bar to this
Doint, at all seasons, and the immense quantities of the
finest live oak at this place for ship and boat building, to-
gether with a spendid situation for a ship yard near, is
well worth the immediate attention of ship builders. A
single glanco at the map will shov t!i- nt to bo the na
tural crossing oi a nuirwui aireuu) in ui.nuiupiauuu irum
San Antonio do Bexar to Galveston. The proprietor on-
ly solicits of capitalists and business int'u an e.xanination
of the site, and its natural advantanoi to tl.e.n must be ob
vious. He is well awaro that at a!! points ot 1 exas towns
upon paper are springing up like inj&lnou.i.s, but time r-
ione can test their claims to being points oi importance.
and to that test he most cheerfully submits the fate of
Monticello-,1 fully confident that Nature has said, pointing
to thespot,"TWeJelaprouJio!Kt arise!"
The proprietor has laid ofTlOOO acres ofland, including
the town site and out lots, which he proposes to Ji-piArf
in shares, it being part of two league oi l.ind grautoJ to
Thomas Alsbury by the Mexican Government in lfa24,
and one of the first solections.
